Choosing rental property can be an adventure, especially if it is your first time away from home.  The adventure can become a nightmare if you do not make an informed choice.  The following is a list of questions you might want to consider before renting.  Remember , it is also important to check the crime statistics for the area in which you wish to rent - click here to request a block summary - note a charge may apply. 

 QUESTIONS TO CONSIDER BEFORE RENTING

The Exterior

Is the complex gated? If not, is there any type of access control to prevent people who do not live in the complex from coming onto the property?

Is there on-site security?

Drive through the complex at night. Do you feel safe? Is there adequate lighting in the parking lot, by the doors, and in the common hallways?

Are the shrubs and bushes cut below window level?

The Interior

Are there deadbolts on the doors?

Do the sliding glass doors have secondary locks?

Are there alarms systems? If so, who monitors the alarm, a private company or the property owners? Who chooses the password and sets the code? Do you know the password and code?

Are there peepholes in the front doors?

Are the window screens in good repair, or are they torn or missing?

The Owners

Are the owners of the property reputable?

If the owners of the property hire a management team for the property, are they reputable?

Can you receive a copy of the rules and regulations to preview before you sign a lease?

Are the locks re-pinned or changed when a tenant moves out?

How do the owners handle tenant complaints?

How are the people hired who have unlimited access to your rental property (maintenance, pest control, etc...)? Are there background checks conducted on these employees?

What are the tenant complaints in the building in which you will be renting?
